Hey there...
I'm Debbie. Snohomish County is my backyard, not just my market.
I grew up in Marysville. Lived in Lake Stevens for about ten years. Now I'm in the middle of a live-in renovation in North Everett. This is home. My parents are here. Our children and their families are here. I've watched the traffic patterns shift and the neighborhoods change. I know where the hidden parking is at the Farmer's Market, and I bring that history to practical questions about routes, services, and how a location works for your daily life.
That's the kind of local I am. I love to share what I know and it's exactly the kind of broker I strive to be.

What to expect...
When We Work Together

I'm a details person and a big-picture thinker. That means I'm watching the market and your stress level at the same time. Here's how that shapes my work:
- Plain-language explanations of the numbers, documents, and decisions in front of you.
- Updates about deadlines, next steps, and changes, with time to talk through your questions.
- Discussion of the benefits, drawbacks, and uncertainties before you decide.
- Past hands-on help has included dump and donation runs, packing, and staging coordination. Those are examples of individual moves, not a standard package. We discuss the help your situation needs and any third-party costs.
- A steady advocate who remembers this is your life, not just another transaction.
A little backstory...
What Healthcare Taught Me
Before real estate, I spent 30 years in healthcare, including medical coding, auditing, and education. That work taught me to read carefully, notice details, and explain complex information in plain language. I bring those habits to real estate, reviewing documents and helping you identify questions that need a closer look.
My husband Todd is a retired Navy Veteran and Systems Engineer, so military families, PCS moves, and VA loans are close to home for us. We currently live about 2 miles from Naval Station Everett. We know what it feels like to make big decisions on a tight timeline with a lot of unknowns.
A Little About Me Off the Clock
Because a real estate relationship is a real relationship, and you should know who you're working with.
Floor Plan Obsessed
I have been fascinated by floor plans since I was a kid. Seriously. If you hand me a listing with a weird layout, I will absolutely think about it longer than is probably normal.
The Most Important People
Todd, my husband and partner in life. Our blended family of six adult kids and three grandbabies. Our parents. Our amazing circle of friends. Cooper the Goldendoodle, who has very strong opinions about when he deserves his next treat.
Lifelong Local
Marysville, Lake Stevens, and North Everett. Those places are part of my history. I bring that experience to conversations about everyday life here.
Research Is My Love Language
I go deep on things. Market trends, neighborhood data, local policies, and ADU rules. I enjoy digging into the questions that matter to your situation. Checklists help me sleep at night.
Ocean Person, Always
Mountains are beautiful. But the water is where I exhale. Day trips to the coast, ferry rides, anything near Puget Sound. That's my reset button.
The Moment That Makes It Worth It
When a client exhales. When the offer gets accepted, when the downsizing plan finally starts to feel possible instead of paralyzing, when someone says "I didn't know it could feel this manageable." That's the part I'm here for.

Downsizers, military families, out-of-state sellers, and first-time buyers. Here's what working together actually feels like.
"Debbie was outstanding and extremely professional - responsive, great communication, and excellent negotiation skills. She got our home sold in less than a month, and she even helped us pack our POD, clean the home, and handled dump and donation runs for us. I would use Debbie again and highly recommend her to anyone selling in Snohomish County."
– K. Bryar, Snohomish County (Veteran seller, relocation out of area)
"We found Debbie on the Internet and chose her because of the good reviews. I would give her 10 stars if possible - she was always a step ahead and treated the process like she was buying the house for herself. Even with a 9-hour time difference while we were in Germany, she managed to answer everything in time. She made videos of the properties and walked through them with us on video call. It can be stressful to buy blind, but she gave us the confidence to make the right decision without seeing the house ourselves. That kind of expertise was priceless."
– V. Gerhard, Lake Stevens (PCS from Germany, remote buyer, active military spouse)
"Debbie is amazing! There are few people in the industry who are as caring, considerate, and collaborative. We worked with Debbie when the market took a turn downwards and we needed to sell our home and move for work. It was a very stressful time and Debbie was so kind, helpful, communicative, aggressive when we needed her to be, firm, and just incredible to work with. You definitely can't go wrong with Debbie."
– H. Hansen, Arlington (relocating seller, tough market)
"We are currently living in another state and were not able to get back to Washington to prepare our home for sale. Debbie did everything - from selling unwanted items, to assisting with packing, to staging our home. The result was a SOLD sign in two days with multiple offers all over asking price. Debbie truly goes the extra mile. Her wonderful personality as well as knowledge of the real estate market make her a 5-star-plus Realtor."
– P. Davis, Lake Stevens (out-of-state senior seller, full-service move prep)
"This was my first attempt at buying a home on my own and I knew absolutely nothing. Being a USAF Veteran using a VA loan during a hot sellers market didn't even phase her. She was so knowledgeable and caring, had a fantastic sense of humor, and was on top of everything for me. She was instrumental in getting me a last-minute tour of a home that ended up becoming my new home. She was a great advocate for me and she will be for you as well."
– L. Lawless, Lake Stevens (USAF Veteran, VA loan buyer)
"Look no further and pick Debbie! She always exceeded my expectations - despite a 9-hour time difference and remote house-hunting and close - whether it was anticipating problems before they arose, expertly reacting to unusual situations, or just being the kind, friendly person she is. Debbie's zealousness, competence, foresight, and above-and-beyond research are a rarity these days. I cannot recommend her more highly."
– A. Swaim (out of country PCS relocation, remote buyer, active military with VA loan)
"We wanted to express our heartfelt gratitude for your exceptional work in selling our home. Your dedication, expertise, and unwavering support made all the difference. Your guidance on preparing our home for sale was invaluable, and your tireless commitment to negotiating on our behalf exceeded our expectations. Thank you for your professionalism, kindness, friendship, and for going above and beyond. We will gladly recommend you to anyone looking for a top-notch realtor."
– S. Filler, Stanwood (Veteran seller)
"Debbie Welch was amazing to work with! She was very knowledgeable about the selling process and was able to answer all our questions in a professional and timely manner. We were able to sell our home quickly and got $60k over asking price! I would highly recommend Debbie if you're looking to sell your home."
– A. Brown, Lake Stevens (relocating seller, over-asking over the Memorial Day weekend)
"From the beginning Debbie was there to offer what I needed to sell my condo. As a senior citizen moving out of state she guided me through the process. It was stress free and helpful. Instantly had multiple cash offers. The staging was perfection. Escrow was over and done in record time. Would not hesitate to recommend with a 5-star rating."
– M. Cornell, Marysville (senior out of state seller, full-service move help)
"Her attention to detail and proactive approach ensured that my property stood out and received the attention it deserved. Throughout the process, Debbie maintained open and transparent communication and kept me informed and reassured at all points. She went above and beyond to provide personalized guidance and support. I wholeheartedly recommend Debbie to anyone looking to sell their home with confidence."
– S. Neuendorf, Lake Stevens (out-of-area seller)
"My wife and I just closed on a home in Oak Harbor from thousands of miles away and Debbie made the process seamless. Fantastic, efficient, smart, professional, communicative, and trustworthy are just a few words for Debbie and the values she upholds. She will take care of you every step of the way. Thank you Debbie - we look forward to doing business with you again."
– D. Hoskins, Oak Harbor (active military, investor, out of area seller)
"Debbie and her team are amazing people! My first time buying a house - and with her it for sure won't ever be my last. I wouldn't hesitate to have her be my realtor again. She is patient, understanding, very nice and caring. A perfect example of what you'd dream of in a realtor."
– I. Monroe (active military PCS, first-time buyer, remote purchase)
